원시시대의 식량탐정, 고대시대의 군사탐정, 근대시대의 재산탐정･산업탐정이 있었다면, 현대는 생활탐정의 시대라 할 수 있겠다. 탐정업무의 핵심은 조사･분석이기 때문에 조사･분석이 필요한 현대사회의 모든 영역이 다 탐정의 업무영역이 될 수 있다. 복잡 다양하게 급속도로 발달하는 현대사회에서 발생하는 다양한 문제들을 개인이 모두 해결한다는 것은 불가능에 가깝다. 따라서 본인은 자신이 잘 하는 일에 집중하고 자신이 해결할 수 없는 문제는 전문가에게 맡기게 된다. 그래서 현대사회는 생활탐정의 시대라 할 수 있다. 전통적인 탐정의 일 외에도 잃어버린 반려동물을 찾는 일, 부동산 거래사고･범죄에 대해 조사･분석하는 일 등 일상생활에서 새롭게 가치를 부여받는 일들이 탐정의 업무영역이 되고 있다. 그에 따라 자연스럽게 탐정의 업무 또한 영역별로 전문화･세분화 되고 있다. 특히, 한국인의 경우 부의 70% 이상을 부동산으로 보유하고 있기 때문에 그에 따른 사고･범죄 또한 늘어나고 있고 지능화･복잡화･다액화･대규모화 되고 있다. 그에 대응하는 탐정 또한 전문화가 강하게 요구되고 있다. 이에 본 논문에서는 부동산탐정의 전문성을 높이기 위해 부동산거래사고 및 부동산범죄의 해결을 위한 조사･분석 기법과 원리에 대한 연구를 바탕으로 하여 부동산거래의 진행단계별로 부동산탐정의 구체적인 업무영역을 최초로 탐구하여 분설하였다. 즉, 부동산탐정의 조사･분석 안전성을 높이는 원리로 하자전제의 원리, 안전심증의 원리, 범위확대의 원리, 차단의 원리를 제시하였다. 또한 효율성을 증대시키는 원리로 보족의 원리, 분담의 원리, 표준화의 원리, 분발의 원리를 제시하였다. 그리고 증거능력을 확보하는 원리로 유동성대비의 원리, 증거주의 원리를 제시하였다. 부동산탐정의 업무영역을 부동산 거래사고･범죄를 전개되는 시간적 순서에 따라 예방단계, 진단단계, 회수단계의 3단계로 대분류하고, 각 단계별로 다시 업무의 내용을 분류하였다. 즉, 예방단계에서는 부동산 거래분야, 부동산 개발･건설･건축 분야, 경매분야로, 부동산 거래사고･범죄 진단단계에서는 범죄성립요건 조사, 가해자･범죄자 소재파악으로, 손실재산 회수단계에서는 소송의 증거수집, 가해자･범죄자의 은닉재산 조사로 분류하여 살펴보았다.

Therefore, you focus on what you do well and leave the problems you cannot solve to the expert. So modern society is the age of life private investigator. Therefore, in addition to the traditional private investigator's work, finding lost pets, investigating and analyzing real estate transaction accidents and crimes, etc., are becoming private investigator's work areas. Accordingly, naturally, the work of private investigator is also being specialized and subdivided by area. In the case of Koreans, more than 70% of their wealth is owned as real estate, so accidents and crimes are also increasing, and intelligence, complexity, large-scale, and large-scale. The corresponding detectives are also strongly required to specialize. Therefore, in order to enhance the expertise of real estate detectives, the specific work areas of real estate detectives were first explored and divided based on research on real estate transaction accidents and real estate crime resolution techniques and principles. In other words, the principle of defect premise, safety appraisal, scope expansion, and blocking were suggested as the principle of enhancing the safety of real estate detectives. In addition, as the principle of increasing efficiency, the principle of complement, the principle of sharing, the principle of standardization, and the principle of effort were presented. In addition, the principle of liquidity preparation and the principle of evidenceism were presented as the principle of securing evidence ability. The real estate detective's work area was classified into three stages: the prevention stage, the diagnosis stage, and the recovery stage according to the chronological order of real estate transaction accidents and crimes, and the contents of the work were classified again at each stage. In other words, in the prevention stage, it was classified into real estate transaction, real estate development, construction, and auction, in the real estate transaction accident and crime diagnosis stage, criminal and criminal location were investigated, and in the loss property recovery stage, evidence collection of litigation and criminal and hidden property investigation.
