This study aims to evaluate the livability of modular housing and analyze the factors contributing to satisfaction and dissatisfaction among youth, newlywed, and elderly households, focusing on Yongin Yeongdeok Happy Housing. The research methodology involved conducting focus group interviews (FGI) with residents to gather insights into their experiences with housing performance, planning, communal facilities, and the surrounding environment. The findings reveal that while winter heating performance was satisfactory, issues such as poor summer cooling, hallway noise, and inadequate ventilation were common sources of dissatisfaction. In terms of housing planning, small unit sizes and inconvenient furniture designs were major complaints, particularly among the elderly who struggled with space utilization. The lack of operation and accessibility of communal facilities, parking shortages, and public transportation challenges were also highlighted as significant issues. Based on these results, the study suggests several improvements for enhancing livability in modular housing, including improving summer cooling performance, addressing noise and ventilation problems, optimizing space utilization through design changes, and promoting the use and operation of communal and neighborhood facilities. This study provides practical guidelines for ensuring the long-term sustainability of modular housing by meeting the diverse needs of its residents.
