The aim of this paper is to explore the effects of unwilling facilities(NIMBYs) on residential property values. We chose the area of Pusan Prison and Power Transit Station as the case of NIMBYs. Ordinary least square and semi-log functional form for hedonic analysis have been adopted as the methodology for this study.
The major findings from the empirical analyses are as follows :
It is reaffirmed that the locations of NIMBYs(prison and power transit station) are negatively influenced with the residential property values. The area of the prison is worse than that of power transit station in decreasing property value.
It is also found that the variables to denote road characteristics are positively significant predictor in residential property values of both area. The variables to denote public and neighborhood facilities are not always to be positively associated with property values. Differently from our anticipations. a certain variable(e.g., school) was found to negatively impact residential property values in the area of power transit station.
These results provide more rational informations for both planners and residents related with NIMBYs.
