The project of Osan New-town has been finally cancelled for the objection of the residents. The purpose of this research is to introduce the improvement through the investigation of criteria of area designation in order to clarify the reason of failure.
How to research: Firstly, we execute correlation analysis based on the data of all area. Secondly, we execute the logistic regression analysis based on the data of the corresponding 21 districts. Lastly, we propose the standard for the choice of physical facts through the statistical analysis.
The government’s prerequisite index was the aging of building. However, the building density was far superior to the aging. For the residents, the order of priority was the highly densed area, not the old-aged building. For the other results, the local condition was included. In Osan New-town, the old age ratio was especially high.
