Purpose: This study examines the shift in France’s urban and housing supply policy directions and analyzes the architectural characteristics of Bobigny Coeur de Ville, one of the urban regeneration projects in the Paris metropolitan area. Through this analysis, the study seeks to identify the physical and spatial practices deployed in contemporary France to mitigate regional and socio-economic disparities and to foster sustainable communities. The findings are expected to offer useful implications for exploring new planning directions for urban regeneration and multifamily housing projects in Korea. Method: To conduct the research, two field visits were carried out in 2022 and 2025, during which relevant materials and project documents were collected. The study first undertakes a theoretical review of Bobigny’s urban regeneration initiatives and then summarizes the history and spatial overview of Bobigny Coeur de Ville. It subsequently analyzes the project’s architectural characteristics in terms of site planning, unit layouts, and façade design. Results: Bobigny Coeur de Ville is a mixed-use development integrating mobility, commerce, offices, housing, and public space. It reorganizes east-west and north-south networks and concentrates their convergence in a central plaza. Beyond physical improvement, the project seeks to reconnect fragmented urban structures and strengthen public-space networks, enhancing local resilience and socio-economic agglomeration. These findings suggest that Korea’s urban regeneration and housing renewal should move beyond physical upgrading toward integrated reconfiguration of transport, housing, commerce, and public space, alongside context-based restoration of connectivity to foster sustainable neighborhoods.
