Purpose: This study aims to systematically classify the architectural risks that may arise during the partial participation green remodeling of apartment buildings into physical/technical, institutional/evaluative, legal, and social/operational dimensions, and to propose practical response frameworks to provide foundational data. Method: The risks were identified through a qualitative analysis based on an extensive literature review, and the spatial scope was limited to apartment buildings within South Korea. For risk classification, the risk management guidelines of ISO 31000:2018 were followed , utilizing the establishment of the scope and context, along with risk identification procedures, as core methodologies. Result: As a result, the architectural risks of partial participation green remodeling were classified into four distinct categories: ① envelope continuity disruption, ② building-level evaluation system mismatch, ③ disputes over common area construction authority and boundary defect liability, and ④ inter-household equity conflicts and maintenance responsibility gaps. Furthermore, it was identified that these risks do not exist in isolation but rather form a cascading causal structure. To address these risks, a comprehensive risk response matrix was proposed, integrating technical measures such as the mandatory installation of thermal breaks at boundaries and airtightness testing with institutional improvements including the introduction of a Green Remodeling coordinator system and a digital maintenance log system. These findings are expected to serve as foundational data for establishing policies to promote on-site tailored green remodeling and to achieve national greenhouse gas reduction targets in the future.
