Safety and comfort are central to the street environment of station areas, yet their assessment still relies largely on site visits and expert judgment. Public facility records and street view imagery are increasingly available, but they are rarely integrated into a single evaluation. This study proposes an agentic system that combines these data sources to derive two objective measures for each station area: physical safety, quantified by the weighted density of surveillance and safety facilities, and visual comfort, quantified by the balance of view-opening and view-blocking elements in the streetscape from the pedestrian's perspective. The system places each station area on a safety-comfort matrix, yielding a four-type evaluative typology. Applied to ten station areas on Seoul Subway Line 2, the system classified each area within the matrix directly from public data, demonstrating that street-environment safety and comfort can be evaluated without site visits or expert judgment. The system thus gives planners an objective starting point for reading a station area before design.
