The purpose of this study is to analyze the land use and the financial aid for community housings. The research methods and contents, in turn, consisted of literature review to grasp the means of support, the concept and status of community housing, and the analysis of the main characteristics supplied up to now. The results of the study are as follows. First, there are very few studies on the land use and financial aid. Secondly, community housing refers to a house in which a community space is shared and based on the community code, and it encompasses social housing in a broad sense. Thirdly, the type of community housing is divided into ownership type and rental type according to the supply method, and subdivided according to the characteristics of the resident such as the purpose, occupation, hobbies, and household etc. Fourthly, public support is possible through the use of REITs as a condition for land sales or lease contracts, or by low investment from business operator for community housing. In both cases, funds or loans can be used for housing construction through guarantees from the Housing and Urban Fund or HF (Korea Housing Finance Corporation) and HUG (Korea Housing and Urban Guarantee Corporation). In short, there are the use of public-supported REITs when a business operator purchases or leases publicly owned land, financing loan at a lower interest than the market, financing a high proportion, and financial borrowing under HF or HUG guarantees. It shows that in the case of leases, it is necessary to consider a method of securing a long lease term and supporting the payment of low rent. In addition, it suggests as a means of support a virtuous cycle by recovering the investments of business operator in a short period, sufficient guarantee period and high guarantee limits, use of social investment funds as well as private financial institutions, and such as allowing the government finances to be supported for vitalizations of community housing through public institutions.
