This study aims to suggest most suitable model of "user paid welfare housing" for old (but healthy and self- supporting ) people who want to live independently, moreover to get the suitable dimension and design criteria within the law by considering the community of housing and the function of facilities for the elderly. For this purpose, this study was confirmed and clarified the concept of welfare housing for the elderly by checking legal dimensional data and by investigating the similar facilities both at home and abroad. Moreover, searching out the factors for architectural planning, our social and political conditions and the theories of housing for the aged was studied. With the result of that, the functions of welfare housing for the elderly were divided into insurance of social interaction and providing continuance and stability in the living environment, and then details for these two main functions were investigated. Case study of the examples in the foreign countries was done with a view to synthesizing the foregoing parts. In the case study, the method of space planning and characteristics of the facilities were examined. In this study, we could understand two main functions, "communication and independence", of these facilities and get the dimensinal requirement and design concepts to carry out them.
