Despite peisistent discussion for the past decade on the sustainable housing designs, little change has been made at the fundamental level To examine the constraints, research efforts have to be focused on illuminating the problems in the total process of housing design in Korea Therefore, this study examined the design process, from inception to its detail design, of the Sang-Am New Millenium Residential Area to identify its inherent constraints Its logical framework laid upon two types of information, 'image information' and 'test information' To identify the problems in the design process, 'test information' was produced through interviews, a qualitative research method First of all, the planning index of ecological housing was constructed by examining the literature, existing studies and foreign housing cases and constituted of 24 factors in 4 sectors Based on this index, the discrepancies between schematic design and construction documents were investigated The causes for these differences can be accepted to precisely match the test information Then, interviews were conducted with groups participating in the design Factors identified as the test information were the residents' consciousness, the limits of regulation and system, the consciousness and organizational system of clients or operator, the design capabilities of designers and the technical limits of engineers This test information was produced by the participating parties In the design process except the residents In conclusion, the subject of sustainable development and ecological architecture has so far achieved only a vague awareness, for its necessity still lacks practical and systematic efforts for fruition Therefore, expediting the realization of ecological housing require an unequivocal clarification of the roles of participating groups within the design process and a research on the practical planning goal and methods
