The Purpose of this study is to analyse the planning characteristics of mixed-use development. The main methodologies are frequency analysis. correlation analysis, and factor analysis. The results are as followings ;
First, there were more mixed-use developments in CBD than sub - CBD and suburban area. But the mixed-use developments have increased more in sub-CBD and suburban area than in CBD. The Unitary mixed-use development and Site-planed mixed-use development were performed in CBD and Single building complex in sub-CBD and suburban area.
Second, the scale of mixed-use development has been increasing as time goes on. The average site size was 68522㎡, and the story, 31 floor. The average ratio of the built up area in sites was 42.9%. and the average ratio of the total floor area in sites was 628%. The business, housing, and other functions were on decreasing, whereas commercial, hotel, and cultural function were increasing.
Third, the correlation coefficients among business, housing, and commercial function; among commercial, hotel, and cultural function; among hotel, commercial, and other function ; cultural, commercial, and other function ; cultural, hotel, and other function was high. But the correlation between housing and commercial function was low. There were three types of mixed-use development-cultural, housing, and commercial.
Finally, the Single building complex was popular in Korea, but the Unitary mixed-use development was popular in the other countries. The Single building complex was on decreasing, but the Unitary mixed-use development and Site-planed mixed-use development were increasing.
