The purpose of this study is to ascertain the prospective consumers’ dwelling requirements of the downtown housing and to propose design guidelines which can maintain constant dwelling and attract new residents into the downtown. For this purpose questionnaire-interview with residents and workers around Kwanwhamun area in Seoul was conducted after interviews with urban housing specialists and focus groups of current residents. The result of survey shows that not many people wished to move into downtown areas but a considerable number of current residents who live in downtown responded favorably to living there again. So if their requirements can be satisfied, the dwelling function of the downtown can be maintained. This survey also found that downtown residents and workers live in housing of 35pyung or less, and are willing to move into similar sized housing. And when moving into downtown areas they prefer renting housing to buying it. Therefore, it is suggested that small or middle sized dwelling units with a certain amount of rentable ones are desirable in downtown areas.
