This article was written with two aims. The first aim is descriptively to study the partner's preference of pension among a travel lodging facilities and the second one is to analyze the potential possibility of pension as an investment alternative. The results of this study therefore explore the current situation of domestic pension market as well as provide useful information on pension both as a travel lodging facility and as an investment alternative to potential pension users and/or investors. Furthermore, this paper itself may initiate and activate academic-oriented study on pension as a new source of valuable research topics. The results of this study are divided into two parts: one is about customers’ preference level on traveling lodging facilities and their regional places, the other is about the rate of return (ROR) on pension investment. Of 494 respondents, condominium was the first prior lodging facility for family traveling, pension was for lovers, and tourist home was for friends. At the same time, the regional preference was for Kangwon Province for family, Jeju Island for lovers, and Kyoungki Province for friends. The second part of results indicates that the ROR on pension investment ranging from 7.66 to 17.58 was shown in case of top A class development site compared to the ROR ranging from 8.62 to 19.80 in case of B class development site. In terms of the above ROR figures, pension would be another new real estate investment alternative for various investors since around 8% ROR in case of the worst scenario which is 30% guest room operation rate, is a relatively resonable indicator when considering our current investment environment which the very low market interest rate has continued.
