Large-scale discount stores have been growing rapidly and raise the issues which the big stores have negatively affected to the conditions of commercial stores in surrounding neighborhoods. The purpose of this study is to examine the influence of land use characters of consumer on choice of large-scale discount stores through choice model for large-scale discount stores and neighborhoods commercial facilities. Beside, confirm a hypothesis that choice of neighborhoods commercial facilities increased, if surrounding mixed land-use index of consumer is high, trip length is decreasing. This study derived variables about users’ demographic and household characteristics of 1,245 residents from the survey. And land use, accessibility of transportation facilities and the nearest large discount stores characteristics by link respondent’s residence location data are calculated independent variables. The analysis method of this study is choice probability analysis on choice·non-choice of large-scale discount stores by logistic regression. Finally, this study has found that land-use characteristics are important variable on choice of large-scale discount stores. Consequently this study demonstrate necessity of neighborhoods commercial facilities activation through mixed land use conditions.
