Construction markets are currently in the process of responding to the market trend. Remodeling (green remodeling) to enhance efficiencies within the scope of energy is a good example of the important trend of markets. At the base there are high rising interests over the world for energy efficiency of the buildings. These are the overall changes of markets from big major countries, which are followed by the obligation to reduce green house gas, policy drive of the government against excessive consuming building energy and the change of civilian markets. In our country, the portion of worn out buildings dated over 15 years is quite high. The government is making promotion and supporting plan for the green buildings and green remodeling. The concept of green remodeling is that existing buildings could be rebirth buildings with the minimum green house gas emissions. Environment-friendly remodeling has the aims to minimize environment load and to maximize the contact with nature through the improvement of functional facilities. Low energy remodeling is to make remodeling existing buildings in order to use energy efficiently. Firstly existing buildings have needs of diagnostic workup for the optimum performance of remodeling. Diagnosis about main factors for the passive energy load and total diagnosis about the active equipment system are needed. Through this, ideal combination of equipment, selection of optimum use, optimum facility system after simulation tests are to be composed. And by the economic analysis with the consideration of new generation energy use, green remodeling could be made. For the performance of optimum green remodeling like this, technical factors and remodeling guidelines for the construction methods are required and this means that there should be total consideration from design to construction, maintenance.
For the successive green remodeling, building facilities which have satisfactions of indoor environment improvement and reduction of energy coincidently are important definitely. If we see life cycle cost of the building, 82.3% of expenses on the step of the management are to be needed. And among the things, air-conditioning and heating system, air-conditioned facilities, lightings and outlet equipment take major part in expenses. In order to achieve the aims through the remodeling of facilities, accurate physical, economic, functional, environmental diagnosis about deterioration are needed. Especially economic and functional examinations are very important factors, so maintenance and system are to be tested for the systematic process. Like this, green remodeling which minimize energy consumption and optimize indoor environment is essential for the positive using with the architectural environment and equipment technology. In order to be developed in this part, setting of integral management system for the building energy, development of accurate diagnosis method, high efficiency equipment and interlocking system, automatic control system are essential. Among these, training of the specialists who are analyzing these and making decisions are urgent more than anything else. And through these problem solving, development of architectural equipments are made and construction market would be progressed.
