Economics is the most important factor to be considered when we apply a new construction method. If the increased cost is expected, it is difficult to convince the client no matter how superior quality and performance. Thanks to the economy of scale and mass-production, theoretically the modular construction is known to have lower cost compared to the conventional method. Actually a variety of actors affect the economics of modular construction. A full account of these factors is very important for the success of the project.
This paper presents eight key points to consider to ensure affordability of modular construction.
Eight factors are; 1) Understand of cost structure, 2) Structural system and building use, 3) Factory production method, 4) Transportation costs, 5) Dismantling and re-usability, 6) Shortening of the construction period, 7) Business model.
After consideration of these seven factors, modular construction can be sufficient alternative construction method for clients, architect and modular manufacturers.
