With the rapid increase of world population, the increase of urban population in the emerging countries, is worthy of notice. Demand on SOC and housing in these countries, is rapidly increasing, and the export of newtown construction becomes emerging business, especially to Korea, with excellent technology and abundant experience on new town development.
However, the export of newtown construction requires longer times for the return of investment, understanding and analysis of local economic as well as social conditions. And the local financial institutes are negative to loan for foreign companies. The private companies has many difficulties to overcome these risks, so the co-works between the government and private company is essential.
Korea has abundant experience of new town construction, during the period of fast growing economy and urbanization, such as U-City, Eco City, Industrial Cluster, R&D Development Area, Enterprise City, Innovation City etc. So several countermeasures are required for the Korean companies and organizations to export their experience and ideas on new town construction.
Pubic agencies is to be established, to mitigate the diverse business risks. The new towns with customized plans should be developed, which consider the local demand on population and income level, industrial and employment structure, and housing market etc.
