Recently, major construction companies provide customized apartments which reflect the various needs of customers according to change trends from focusing on supplier to focusing on customer. However, From the point of the project manger, there are significant problems such as management and operational issues, difficulty of decision-making with customers, delay result from frequent change orders and difficulty of the management cause by increasing various materials. Therefore, this study suggest an management method by analyzing problems about custom-design apartment using Delphi technique and evaluation, ranking the problems using AHP. Fist of all, the major problems are delays and re-design result from frequent consulting and changing orders through deducting 23 problems of business phases in customized apartment from delphi technique and evaluating the prior of 23 problems from AHP. Second, the other problems are difficulty of construction management and various materials management in construction phases. It is expected to develope tools that support and management of customized design project based on management planning of custom-designed apartment house. In addition, it will lead promotion of custom-design project through development tools for improving the efficiency of business.
