As Korea rapidly progresses into an aging society and the baby boomers" retirement has begun, retirement and the life after retirement have become a major concern for the society. The purpose of this study is to investigate how Korean households invest in real estate as they prepare for the retirement. Additionally, the study is conducted to research and analyze real estate asset management by examining investment intention, investment area and investment type.
For this research analysis, we surveyed pre-retirees over 30 years old who live in metropolitan areas including Seoul, Incheon and other metro cities in Gyeonggi from May 10, 2017 to May 30, 2017. With the collected data, we ran logistic regression analysis and classified the characteristics of households, characteristics of current assets, retirement preparation, and retirement awareness by type.
As a result of the research, it is found that for a retirement plan, investing in real estate is one of best investment option as it is investment assets. Residential and commercial real estate will play a significant role as an investment material for financial resources for retirement. In addition, as the interest in the commercial center area, Seoul, and other metropolitan areas, continue to grow as an investment material, it is projected that the market will have a steady growth trend.
Despite the implication from this research, we will need to acquire a broader sample size and analyze the trend by considering additional factors so that the analysis can contribute to the market trend forecast of retirees’investment behavior and impact real estate policies furthermore.
