This study was accomplished to devise defects management plan economically and rationally. For this purpose, the defect occurrence properties were analyzed and the repairing cost was calculated through the defect occurrence data some researchers examined by visiting all the households of a grand apartment estate in Busan. Its defect repair ledger was referred, too. The result of the study is like followings:According to the defect classification, the defect occurrence numbers and the repairing cost were calculated. And the followings ranked top in both items: building works of field classification, RC works of the construction kinds, sanitary facilities of equipment, balcony of inner space, wall of part classification. However, tile works of finishing works and crack of contents classification ranked top in the defect occurrence numbers. And plaster's works of finishing works and badness of contents classification were the first in the repairing cost.These results showed that the defect occurrence numbers were not always directly proportional to the sum of the repairing cost, that is to say, the defect analysis according to the defect occurrence numbers and the defect type classification was not enough for understanding the essence of the defect occurrence problem. Therefore, the repairing cost was calculated and analyzed in addition to the defect occurrence numbers.
