Korea is rapidly aging, with the elderly population accounting for approximately 18% of the total population, entering an aging society, and is expected to soon enter a super-aged society. To understand the characteristics of the elderly, a cohort approach is necessary. Accordingly, the purpose of this study is to find out through analysis of variance (ANOVA) whether there are differences between groups in terms of economics and life by age group, based on the baby boom generation, a representative cohort group in Korea, and to identify types within the elderly, not as a single group. It"s in doing. In addition, the purpose is to categorize the housing services required for each type of senior citizen and present them as a commercialization model. The results of the ANOVA showed that there were differences between groups in most variables, and the housing prices, rental deposits, and earned income of the elderly were also found to decrease. Social insurance by age group remains higher than that of the previous generation for those reporting an age, and in particular, the social insurance benefit rate has increased. Meanwhile, existing seniors and new seniors were found to have differences in terms of life consciousness, consciousness of old age, attitude toward life, independence, retirement planning, values, leisure view, asset disposal, travel type, hobbies, and life style. Based on this, if we derive a housing service commercialization model for each type of senior citizen, daily life support and work (occupation) support are also required for existing senior citizens. In the case of new senior citizens, support for active community activities, support for hobbies/leisure activities, and support for work or occupational activities is required. Essential housing services for both types include energy and environmental support, health care, safety (life safety), crime prevention (crime safety), relationship support (mental health), and community support.
