In 1996, the Construction Management (CM) system was introduced in Korea to address the need for effective management in response to the increasing scale, complexity, and specialization of construction projects. This system aimed to systematically and professionally achieve goals related to quality, cost, schedule, and safety. As the CM market grew, the number of CM companies increased, leading to intensified competition. Having competent CM managers became essential for providing a sustainable and distinctive competitive edge. However, while there is ample research on the development and analysis of CM managers’ competencies, studies focusing on competency evaluation are lacking. The purpose of this study is to analyze the factors required to evaluate the key competencies of CM managers, which are crucial for enhancing the competitiveness of CM companies. The findings aim to provide valuable insights for the development and self-improvement of CM managers, thereby strengthening the influence of companies in the domestic CM market and facilitating their entry into international markets.
