In order to establish the optimal insulation improvement plan for the exterior walls of old buildings, it is necessary to accurately measure their in-situ thermal transmittances (U-values). There are two analysis methods for estimating in-situ U-value from the data measured by the heat flow meter method: the average method and the dynamic method. According to the literature, the dynamic method requires shorter measurement data and has higher accuracy, but the average method is mainly used for its ease of analysis. Therefore, this study aims to analyze the difference in accuracy between the two analysis methods and the change in U-value over time. On-site measurements were carried out for two weeks on the exterior walls of three apartment buildings, which were 2, 16, and 27 years old after completion, in accordance with the heat flow meter method. The results of the study showed that the absolute deviation between U-values obtained by the two methods was very small, averaging 0.99% for the nine cases. And within each case group, the difference between the maximum and minimum U-values was slightly higher for the average method than for the dynamic method. The increase in the U-value and the deterioration of the insulation performance over time after completion of construction were quantitatively investigated, and a regression analysis model was proposed that could predict these.
