Land value capture has gained growing attention in urban planning as a strategic financing mechanism that redirects development gains from private projects to the public sector. In South Korea, the Private Park Development Program (PPDP) allows limited private development on park-designated land in exchange for dedicating more than 70 percent of the site as public park space. As a practical application of land value capture for park provision, this study aims to comprehensively conduct a nationwide analysis of PPDP and to examine how recently completed projects have implemented urban park creation and non-park facility development. Interestingly, the findings indicate that PPDP has helped reduce areas with insufficient park supply, easing spatial disparities in urban park provision. Meanwhile, sun-shadow analysis shows that high-rise development associated with the PPDP may reduce solar access within park areas, suggesting that park environmental quality depends on design choices and spatial configuration.
