This study examines the effects of a Public-Private Partnership (PPP) Redevelopment with a Phased Relocation Scheme on housing prices in both the project area and adjacent neighborhoods. Using the Difference-in-Differences (DID) method with housing transaction data from the Ministry of Land, Infrastructure and Transport, the treatment group is Geumgwang 1-dong in Seongnam City, where the revised redevelopment project was approved in December 2015, and the control group is neighboring Geumgwang 2-dong. Results show that Geumgwang 1-dong recorded a statistically significant 5.23% higher increase in housing prices than the control area, indicating a positive spillover effect of the PPP redevelopment. The findings suggest that active local government involvement and structured public-private collaboration can revitalize low-feasibility areas. Furthermore, the phased relocation mechanism fosters community trust and mitigates displacement costs. These results provide policy insights for future urban redevelopment emphasizing collaborative governance among public bodies and residents.
