This study examines the current development status of 3D-based immersive educational content and explores technological directions to enhance production accessibility. As digital transformation in education continues to accelerate, the demand for immersive content that promotes learner engagement and experiential learning has steadily increased. However, the practical implementation of such content in educational settings remains limited due to its heavy reliance on specialized technical expertise. To address this challenge, this study conducts a comparative analysis of key enabling technologies, including template-based authoring tools, 3D libraries, block-based coding systems, and generative AI. While these technologies contribute to improving educator participation and production efficiency, several structural limitations were also identified, such as constraints on creative expression, inconsistencies in visual quality, and emerging ethical concerns. The findings suggest that future immersive educational content development should focus on establishing an integrated production environment that simultaneously ensures accessibility, creative flexibility, and ethical safety.
