South Korea became a super-aged society in 2025, making aging in place (AIP) a key policy priority. This study examines how satisfaction with housing and neighborhood environments affects older adults’ intention to age in place, depending on their health status, and explores the mediating role of life satisfaction. Path analysis was conducted using data from the National Survey of Older Koreans. The results showed that housing satisfaction exerted a stronger influence on AIP intention than neighborhood satisfaction under both assumed health conditions. When health deterioration was assumed, the mediating effect of life satisfaction became significant in both the housing and neighborhood satisfaction models, suggesting that the pathways through which housing and neighborhood satisfaction influence AIP intention differ according to assumed health conditions. These findings suggest that improving the physical safety, accessibility, and functionality of housing should be prioritized to support AIP, while community-based policies should complement these efforts by enhancing older adults’ life satisfaction.
