In Japan, various kinds of Floor-Area-Ratio Transfer System, which conforms to Japanese version of TDR, have been developed to carry out the urban regeneration, or the Central City Invigoration Projects, more effectively and compactly. This study aims to introduce those Japanese systems and discuss the possibility of applying them to Korea. For this purpose, this research analyzed in depth a recently performed case project on "Special FAR Transfer Application Zone" which includes the historic spot of Tokyo Railroad Station. Main findings of this study are as follows ; Firstly, Japan's FAR transfer systems can be applied in various situations including "between adjoining sites", "between sites in adjoining blocks", and "between sites in separated blocks". Secondly, the FAR transfer system can be applied not only between sites for new buildings, but also between the sites of existing buildings which have extra volumes to spare and those for new buildings. Thirdly, the main purpose of Japan's "Special FAR Application Zone System" is the preservation of historical buildings and traditional streetscape from the pressure of development. Fourthly, there are, however, several shortcomings such as the absence of public consensus on the benefit of the system, the lack of legal means of registration for donor's as well as receiver's rights, and the exclusiveness of its application to urban redevelopment projects only. And finally, the system is very suggestive for the Korean situation too, but needs more elaborate preparations for the actual introduction to our country.
