According to the bid-rent model, the key to housing prices is the distance between business centers and the location of houses. The probability of being affordable housing would be increased when the location is getting farther. Exploring spatial distribution and transition of affordable housing in Seoul, this study focuses on whether or not affordable housing has been farther from the business centers with housing gradient changed. This paper suggests that affordable housing could be driven out toward the outside when the increase of housing prices outweighs the one of the income levels. There are three main findings. First, the influence of business centers on housing prices has been greater between 2003 and 2007 in Seoul. Second, the affordable housing was driven out from the business centers to farther area during the period. The average distance between the business centers and affordable housing became far off due to the weak growth of median income compared to one of house prices. Third, the number of affordable housing in Seoul reduced up to about 30%p during the same period. In addition, the affordability of newly-constructed houses was more severe than one of established houses. These factors could make it difficult for first-horne-buyers to enter into the property market.
