The study attempts to investigate repair and maintenance costs which influenced the socio-economic variables and housing facilities variables. It is to make clear about a matter of forecasting model of before-repair and maintenance costs.
The data of this study had been collected repair and maintenance costs in the Permanent Rental Housing. Repair and maintenance costs from 115 apartment complexes had been used on the data from in the year 1995 to in the year 2001.
Data were analysis using SPSS/PC computer package. The statistics used were frequency, percentage, Pearson's correlation coefficient, one-way analysis of variance, and multiple classification analysis(MCA).
The results of this study were as follows ;
From the analyses the factors influencing repair and maintenance cost are identified facility components as building age, building cost, heating system, septic tank, elevated water tank, pipe and so on.
Also, the result of analyses effecting degree of repair and maintenance cost is following is as follows ; building age have the most effect on repair and maintenance cost. However, repair and maintenance cost is also influenced by building cost, heating system, septic tank, elevated water tank, and pipe, etc.
