Currently, there is no standardized calculation guidelines for maintenance of educational facilities and in most cases, the criteria for establishment of long-term maintenance plan under the enforcement rules of the housing act are being applied. As such, related persons are experiencing difficulties in calculating appropriate maintenance costs for efficient management of educational facilities because maintenance guidelines for the maintenance of performance of and extension of lifetime of educational facilities are not being presented.
Since educational facilities are learning spaces for students used by multiple users which are frequently used repeatedly within limited periods of time and thus they show different use patterns from apartments in terms of repairs required due to carelessness, the amount of activities of major users etc, it is not appropriate to calculate maintenance costs by applying the maintenance costs of apartments and thus an improvement is urgently needed with regards to it.
Therefore, this study is to establish criteria for maintenance and repairs suitable to educational facilities by reestablishing repair items based on current criteria for maintenance of apartments and compensating variables based on the use patterns of the users of the facilities.
