?;?;The public disclosure system of real estate price has contributed to the efficient use of the national land and economic development but there are quite a few problems with this system because this system has diversified. Especially, the imbalance between housing prices and officially assessed land price is a serious problem. However, few analyses have been done on these. The purpose of this study is to empirically analyze the effect of housing prices on officially assessed land price and to improve the imbalance between housing prices and officially assessed land price. The empirical results are as follows: Firstly housing prices coefficients are statistically significant at the 1% level in all areas and housing types. Secondly housing prices coefficients are different depending on the areas and housing types(1.15 - 0.55). These results support the evidence that housing prices are reflected in officially assessed land price, on the other hand, these results show that there is imbalance between housing prices and officially assessed land price in some areas and housing type in Seoul, especially ,there is serious imbalance between Apartment prices and officially assessed land price in Dongnam Dlstribution(housing prices coefficients:0.984 - 0.55).
