A transit-oriented development (TOD) is a mixed-use residential and commercial area designed to maximize access to public transport, and often incorporates features to encourage transit ridership. A TOD neighborhood typically has a center with a transit station or stop, surrounded by relatively high-density development with progressively lower-density development spreading outward from the center.
The purpose of this study is to theoretically review TOD, and to analyze the relationship of major factors to apply TOD using structural equation modeling (SEM). The main contents of this study consist of basic concepts of TOD, an establishment of SEM, and analysis of the relationship of major TOD’s factors. This study was mainly conducted by a literature review of the research reports and papers, the analysis of secondary data, a questionnaire survey and its statistical analysis.
In particular, to secure integrity between land use and transportation plan since their planning stage, TOD can emphasize region-wise connectivity between land use and public transportations, and construct pedestrian-friendly environment through complex high-density land use in railroad station areas. Accordingly, major factors of land use and public transportations to apply TOD should be identified in the first place. It is also important to empirically analyse the relationship of its major factors in relation to intention, accessibility of TOD.
