With the opening of express trains, daily life of small and medium cities is becoming more relevant to the spatial range of express train stations. Public transportation systems are also being affected by changes in the spatial use of land. This phenomenon has played a leading role in creating a ripple effect on the land use system by leading the flow of new changes, including large-scale land development around the station area. Analysis of the impact of the urban space structure around the station on the basis of improved accessibility to express trains and the need for land use on the basis of the need for land price change and the opening of the express train stations. In response, this study will find out what research is required in a comprehensive and time-to-compromise manner on the characteristics of the change in station prices. The analysis site was opened in 2010 among 37 representative stations of the express trains, and three locations with high-speed rail history were selected for urban development projects, including Ulsan Station, Gimcheongumi Station, and Shingyeongju Station. The target lot is located about 1 kilometer from the station of each analysis site, and is 1,328 pieces of land with all official public land prices from 2009 to 2017 (370 pieces in Ulsan express train station area, 511 places in Gimcheongumi express train station area, 447 pieces in Shingyeongju express train station area). The same plots are studied to analyze the change in land price as a result of the opening of high-speed railroad stations that show the same properties and have a continuous sequence at a time.
