This study reviewed the problems of the long-term repair plan of the condominium building including the multi-family housing and presented the improvement of the long-term repair plan.
The improvements presented in this study are as follows: Even if there are no elevators or individual heating system apartments, it is necessary to improve the system to establish a long-term repair plan for apartments with a certain number of households or more, and to establish a long-term repair plan for apartments that are not subject to project approval under the Housing Act. And also it is necessary to revise the relevent Act to establish a long-term repair plan for multi-family housing that is not subject to project approval under the Housing Act. Furthermore, it is necessary to supplement the building management plan of the Building Management Act to the extent prescribed by the Multi-Family Housing Management Act for officetels, living accommodation facilities, and mixed-use residential buildings. And the relevant laws shall be improved so that the long-term repair plans can be handed over to the management team (or the manager) and be reviewed or adjusted for the multi-family housing non-subject to the compulsory management. Furthermore, the current Building Management Act proposed the need to prepare detailed regulations on the reviews and adjustments of the building management plans and detailed regulations on the accumulation of expenses necessary for the replacement and repair.
