Recently, attention has been growing through use cases of land available for sub-space with overpasses. This will offset the enhancement of local image, improvement of local living standards, and deepening of existing break-ups by utilizing Space underneath Overpass, and secure potential availability in the reality of Seoul. Underpasses, which have been neglected, play a pivotal role in the breakup of the area and are located deep within the residential sphere of most residents. In the past, the sub-space of the overpasses was only improved, but the characteristics of the area were not considered. This has led to a further slowdown in the region. Accordingly, through a theory review, we applied the concept of urban marketing to derive six elements of marketing characteristics, and based on these three factors were derived to survey and analyze 4cases of close proximity to the living sphere. This study shows that Space underneath Overpass is suitable for local and surrounding environments, and that the properties of the lower space vary with each other, resulting in complex and diverse characteristics, which requires the use of a combination of activation elements. Therefore, in this study, we are going to divide into four utilization methods according to the combination of activation elements and suggest how to use the lower space at each elevated road. As above, this study presented a plan to utilize the lower space of Space underneath Overpass based on the characteristics of urban marketing elements. Measures to actively realize the use of Space underneath Overpass areas in Seoul should be considered, and more specific and detailed use plans should be established through cooperation with residents and local governments. This study is meaningful in suggesting a positive shift in perception of the Space underneath Overpass and a use plan that residents can be satisfied by the environmental characteristics apposite to the region.
