This study identified the effect of age, living period in the current house (LPH), and residential service needs (elderly customized support for house repair/modification (SHR) and diagnostic service for the prevention of elderly safety accidents in homes (DSA)) related to the willingness to aging in elderly’ houses. Also, it is to identify the mediationion effect of residential services for their age and willingness to age in place. Sample data from 225 of the 289 condominium apartment residents, who were aged 55 or older elderly living in naturally occurring retirement communities in Korea, collected in previous studies (Park & Choi, 2021) were used for analysis. As a result, it was proved that age, LPH, and residential service needs (DSA, SHR) affect willingness to age in place, and it was verified that only SHR need of residential services had a partial mediation effect on the relationship between resident age and willingness to age in place. In addition, it was revealed that the age at which the need for SHR is 55 to 89.90 years old. Therefore, providing SHR within this age range can increase willingness to age in place due to aging, so using the results of this study in housing welfare policy projects to improve the residential environment for the elderly can contribute to increasing its effectiveness.
