The purpose of this study is on the open space effects and practical use of landscape formed in costa] area The development of control and management strategies for landscape in costal area is very important in costal area of Busan. Several factors suggest it is now prudent and timely to evaluate costal area of Busan skyline options and decide on the nature of the skyline we want in the future. As follows;
1)Growing sophistication of citizens and cooperation from them for establish new regulation of landscape(skyline and view). 2)Emerging perceptions that the skyline can be differently shaped rather than just accepting whatever evolves from current zoning. 3)Growth of tourism as a key part of our economy. 4)the skyline is landmark of city and the image of the city marketed to and enjoyed by visitors. 5)Open Space is expanding zoning (Buff Zone) opportunities tied to facilitating public objectives for the city. 6)questions of how best to accommodate this additional density within the context of the allowable skyline including good view effect from the open space from coastal area. 7)concern about the environmental effects of tall buildings on the livability and amenity of coastal area open spaces and streets. 8)From time to time, development proposals are challenging existing height policies.
