The purpose of this paper is to analyze how the shopping behavior of local consumers in space influences upon the retail facility location in the context of multi-purpose shopping. The research outcomes elucidate the hierarchical structure and spatial configuration of shopping centers.
This research develops a model of optimal frequencies of single-and multi-purpose trips using the objective function of minimizing total shopping costs. Furthermore, this model derives a "multi-purpose shopping rate." It is known that consumers' spatial behavior is a function of their locations in relation to retail facilities. The result of this analysis is used as an input to the profit-maximizing equation of retailers. The location and spatial configuration of retail facilities are illustrated through the use of numerical simulation.
Major findings of the study are as follows. First, if the traffic conditions improve and the income level of the consumers increases, people intend to do shopping having multi-purposes. Second, if the rate of multi-purpose shopping increases, the lower-order central place having mainly lower-order outlets shifts outward from the higher-order central place. Third, retail facilities are gradually aggregated in the higher-order central place because the amounts of sales escape from the market areas of lower-order central place to the market area of higher-order central place due to the multi-purpose shopping behavior. Lastly, under the multi-purpose shopping environment, the geographic configuration of retail facilities can be illustrated as a cluster pattern.
