The Capital Region of Korea, demanded 300,000 housing units each year until 2012, should be provided housing units continually for maintaining stable conditions of the housing market of Capital Region. They are provided as new towns which are indispensable ways for keeping housing supply in Capital Region. This study aims to suggest the directions of new town development in Capital Region based on the results of analyzing the survey from the residents of Capital Region. The surveys are preformed by interviewing 2,084 households in Capital Region which is divided into 4 areas by their households income, housing types, and residential environment difference. It is necessary that there are two different directions of newtown development in Capital Region. One is the new town development for coping with the continuous and powerful housing demand of Kangnam Region. It should be supplied not only the quality of office spaces to absorb the demand of office spaces from Kangnam Region but also the quality of education facilities to make distinguished educational town. It is also necessary to provide the quality of commercial, entertaining, and cultural facilities to enhance the satisfaction of the quality of consumption. Transportation facilities, connected conventionally to most of facilities in town and made easy assess to surrounded cities, are the most important public facilities. The development density should be 100 persons/ha or lower than 100 persons/ha. Housing size should be properly distributed but the ratios of large and medium size of housing units should be provided higher than those of small size. The other new town development is for the housing demand out of Kangnam Region. It should be developed as both residental and commercial town with diverse commercial, entertaining, and cultural facilities for the residents. The development density should be 100 persons/ha or higher than 100 persons/ha. Housing units should be properly distributed but the ratios of medium and small size housing units should be provided more than those of large size.
