The purpose of this study is to provide policy implications for the profit model of private universities by analyzing and categorizing major development cases of basic property for profits owned by Educational Foundation in order to expand the finances of increasingly poor private universities. The basic property for profits held by Educational Foundation to finance the operating expenses of a university is composed of land, buildings, securities, trust deposits, and other assets, of which the ratio of the land appraised amount is 62.8%, the largest ratio. And buildings account for 20.7%. However, building profits account for 61.4% of the total profits, so the profits from buildings are the largest. This can be said to have great implications for each university. In this study, through the analysis of major development cases of basic property for profits, the types were classified into use conversion development type, alternative acquisition development type, and scale-up development type. The direction of development was presented to many universities by applying the type of development according to the characteristics of the basic property for profits of the “K Educational Foundation”.
University asset development should seek to maximize profits by expanding and applying it to a type suitable for the university development environment based on three basic types of basic property development for profits as many complex factors such as external environment factors.
