The purpose of this article was firstly to explore pension housing industry, secondly to study the characteristics of pension and thirdly to analyze the cause of rapid growth of pension housing industry in order to investigate situational and environmental settings regarding current pension housing market. In doing so, this study would not only provide useful information on pension as a sort of traveling housing lodge which is a new paradigm in an emerging leisure activity era but also to stimulate further needs and wants for more study as a new housing style in the field of pension industry. The results of this study therefore comprise two ways: one of results is regarding the current characteristics of pension and pension housing industry. Those are 1) a new living paradigm suggested in leisure and cultural tourism times, 2) location lying near national natural park and/or environment place such as forest, river, lake, and valley and so on, 3) high-end market of travel housing lodge where a various kinds of theme were provided, 4) dual characteristics having the functions of self residence and income producing business 5) increasement in tax base and the devotion to local economy activation by inducing tourists. The other results are regarding the causes of rapid growth in pension housing industry. Factors related to such the rapid growth are 1) leisure hours increased owing to the introduction of the weekly 5-day-working hour system, 2) the change of consumer's notion according to the growth of income level, 3) major traffic road facility expansion and the increase in number of holding vehicles, 4) increasement on leisure activity population and a new trend in relation to leisure and culture activity expansion, and 5) a new investment alternative suitable for the period with lower interest rate.
