This study was conducted to recognize the need for research and derive important factors in determining small and medium-sized building investments at a time when the proportion and importance of small and medium-sized building investments in the real estate investment market is increasing. To this end, we conducted Fuji-AHP analysis on investors and related experts of small and medium-sized gud buildings in 3 Gangnam districts, which currently have the highest proportion of small and medium-sized building transactions in Seoul. The main results from the empirical analysis are as follows:
First, the factors that are considered most important in determining investment in small and medium-sized buildings in three districts in Gangnam are profitability factors.
Second, local factors such as regional characteristics, accessibility, and visibility of small and medium-sized buildings were also important factors in investment decisions.
Third, the factors related to the management and operation of small and medium-sized buildings were found to be low in investor consideration.
The results of the above study showed what factors investors and related experts think are important in making investment decisions for small and medium-sized buildings located in the three districts of Gangnam, and that profitability and location factors are the most important investment decision factors.
