The purpose of this study is to examine how kindergarten characteristics, regional characteristics, and building characteristics affect the performance of kindergartens in a kindergarten of Changwon city in terms of real estate asset management. The results of this study are as follows. First, if the person who owns a kindergarten building can increase kindergarten profits by actively investing in facilities in the kindergarten, it is judged that it has a positive (+) effect on kindergarten performance. Second, since sports grounds are not often equipped indoors or both indoors and outdoors, if all of these facilities are equipped, it has a positive (+) effect on kindergarten performance. Third, if the total number of classrooms and the number of teachers are large, high-quality instruction is possible in a comfortable space, so it is judged that it has a positive (+) effect on kindergarten performance. Fourth, recent kindergarteners are susceptible to infectious diseases and various diseases, and tend to be easily caught, so it is judged that parents prefer kindergartens with large health/sanitation spaces and well-equipped facilities. Fifth, since parents often find it difficult to bring their children to kindergarten directly, it is judged that the presence of a commuting vehicle when selecting kindergarten has a positive (+) effect on kindergarten performance. Sixth, the outcomes of kindergartens differ according to regional characteristics. Based on Changwon Jinhae-gu, Changwon Uichang-gu has a positive (+) effect, and Masan member-gu has a negative (-) effect. Seventh, the existence of emergency exits is important even in kindergartens due to the recent dangers such as fire, and the presence of emergency exits was found to have a positive (+) effect on kindergarten performance. Therefore, in terms of real estate asset management, if the factors that have a positive effect on kindergarten performance are well understood and facilities are installed or supplemented, not only kindergarten profits can be increased, but also kindergarten resources rate can be increased.
